Buy, renovate and sell in Spain: the managed operation for investors abroad

For UK-based investors who want the whole operation handled without moving to Spain: we search Spain, you buy in your own name, our own renovation team refurbishes the property, and we sell or let it afterwards. Here is exactly who does what, and what you sign.

Who is behind this page. Sókerim is a Spanish real-estate agency (Lyrio Home Solutions, S.L.) with offices in the Madrid region and Alicante and a network of about 1,000 collaborating agencies across Spain. We help people who live abroad find, buy and manage property in Spain, in English, from the first search to the keys.

Why investors ask for the complete operation

Buying a property to renovate and resell in Spain from the United Kingdom raises practical questions before it raises financial ones: who visits the property, who supervises the building work, who deals with the notary, and how much of this can genuinely be followed from home. Many UK investors have neither the time nor the local contacts to manage a renovation from a distance, and prefer a service where each stage has a named responsible party.

The managed investment answers that need. Sókerim finds the property, on-market or through our network of collaborating agencies, but you buy it in your own name — never through a pooled fund or a collective scheme. Our own renovation team carries out the works, and we then handle the sale or the letting on your behalf, for agreed fees. Results vary with each project, can be lower than hoped or negative, and past projects never predict future ones.

You always buy the property in your own name; Sókerim never holds or pools investor funds, and no return is ever promised.

Who does what, from search to resale

The process starts with a search brief: budget, area of Spain, and the type of property that suits a renovation project. Sókerim screens on-market listings and off-market opportunities from our network of roughly 1,000 collaborating agencies, and arranges viewings in person or by video call for investors who cannot travel. Once a property is shortlisted, we carry out basic checks before you commit to an offer.

When you decide to proceed, you sign the reservation and later the purchase deed before a Spanish notary, as the sole owner of the property. From that point, our own renovation team takes over the works, reporting on progress with photos and updates, while you remain the legal owner throughout. Once the renovation is finished, we manage the resale or find a tenant, again acting for you under agreed fees, never as a co-owner of the asset.

Since 2022, our group has bought, renovated and resold 18 homes for investor projects, with a median renovation budget of 22% of the purchase price — a past result, not a forecast.

Following the operation from the United Kingdom

Everything is designed so that living in the United Kingdom is not an obstacle. Viewings, contractor updates and progress reports are shared by video call, email and photographs; the purchase deed and, later, the sale or lease documents are the only signatures that typically require your direct involvement, and these can often be arranged with a lawyer's assistance for foreign buyers. Bank arrangements, an NIE application and coordination with the notary are handled alongside you, not instead of you.

Before you sign anything, it is worth preparing standard documents UK buyers are usually asked for: a recent P60 and payslips, your last filed Self Assessment return, bank statements from the last three to six months, evidence of any existing loans or mortgage commitments, and a valid passport. A local tax adviser should also confirm, under the UK–Spain double taxation agreement, how rental income or any gain on resale must be reported to HMRC.

If you live in the United Kingdom

Spain is a relatively short flight away from most UK airports, making regular visits to a Spanish property straightforward for owners based in Britain. Many British buyers are drawn to Spain for its climate, coastal lifestyle and established expatriate communities. One practical point to bear in mind is that Spanish inheritance law differs from UK rules, so it is worth taking specific advice on how it may affect the property and one's estate. Currency movements between sterling and the euro can also affect the overall cost of purchase and ongoing expenses.

What a Spanish bank will usually ask you for

Tax at home and in Spain

Spain and the United Kingdom have a double taxation agreement in place, and a local tax adviser should confirm how rental income or gains from Spanish property must be declared and reported to HMRC.

Staying in Spain

As the United Kingdom is no longer an EU member state, British citizens may stay in Spain for up to 90 days in any 180-day period without a visa, and must apply for a visa or residence permit for longer stays.

Since the United Kingdom uses the pound sterling (GBP) rather than the euro, buyers should factor in exchange-rate movements and currency conversion costs when paying for a property or transferring funds to Spain.

Frequently asked questions

Do I need to travel to Spain to complete the purchase?

Not necessarily. Viewings can be done by video call, and many buyers grant a lawyer or representative authority to sign on their behalf. You will still need an NIE and usually a Spanish bank account, both of which can often be arranged without a special trip, though some steps may require your presence.

Is the Golden Visa still available if I invest through this service?

No. The Spanish Golden Visa route for property investors ended on 3 April 2025 and is no longer available under any investment amount. As a British citizen, you can still stay in Spain up to 90 days in any 180 without a visa, and would need a different visa or residence permit for longer stays.

How is rental or resale income taxed for someone living in the UK?

As a non-resident, you file a Spanish non-resident tax return (Modelo 210) on rental income, and on resale the buyer withholds 3% of the price on account of Spanish tax, alongside municipal capital-gains tax. The UK–Spain double taxation agreement affects how this is declared to HMRC, so a tax adviser should confirm the details for your situation.

Can I get a mortgage in Spain while living in the UK?

Mortgages for non-residents do exist, and our partner Colibrí Finances arranges introductions to lenders, but no lender guarantees approval or a fixed percentage of the price, and terms depend on your personal financial position. It is worth preparing proof of income, tax returns and bank statements in advance.

What exactly do I sign, and what does Sókerim sign?

You sign the reservation contract, the purchase deed before the notary, and later the sale or rental agreement, always as the property's legal owner. Sókerim signs the renovation and service agreements as the contractor and manager acting on your behalf, but never holds title to the property or pools your funds with other investors.
