What Our Past Projects Show: Homes Bought, Renovated and Sold for Investors
Since 2022 our group has bought, renovated and resold 18 homes for investor clients, with a median renovation budget of 22% of the purchase price. These figures are real and documented, but they describe what has already happened in Spain — not what will happen to your own project.
Who is behind this page. Sókerim is a Spanish real-estate agency (Lyrio Home Solutions, S.L.) with offices in the Madrid region and Alicante and a network of about 1,000 collaborating agencies across Spain. We help people who live abroad find, buy and manage property in Spain, in English, from the first search to the keys.
A track record, not a promise
When you're weighing up a managed investment in Spain from the United Kingdom, it's natural to ask what our previous projects actually delivered. We're happy to share the numbers we keep in our own accounts, because they're the clearest evidence of how our renovation team works and how long we've been doing this.
What we won't do is turn a set of past projects into a promise about your own. Every property, every renovation and every sale is different, and the Spanish market moves on its own terms.
Past results describe what already happened; they are not a forecast, a guarantee, or an expected return for your project.
What the record actually shows
Since 2022, our group has bought, renovated and resold 18 homes as part of managed investment projects, with every transaction recorded in the group's accounts. The median renovation budget across these projects was 22% of the purchase price, covering everything from structural work to finishes, depending on the state of each property when we bought it.
Behind these figures sits a team with more than five years of experience sourcing, renovating and selling homes specifically for investor clients, working alongside our own renovators rather than outsourcing each job to a different contractor. That continuity is part of why we can quote a median budget at all: it comes from repeated, comparable work rather than a single lucky project.
The 18 homes and the 22% median renovation share are counts from our own accounts, offered as evidence of experience — never as an example of what your own returns might look like.

What past projects do not tell you
A median is not a ceiling or a floor: some of those 18 projects needed far less renovation work, others considerably more, and the figure says nothing about how long any single sale took or what condition the market was in at the time. It is a summary of what has already happened, built from real transactions, not a formula that can be applied forwards.
Spanish property, like any market, moves with factors we don't control: local demand, the condition of the specific building, planning permissions, and how long a renovation genuinely takes once walls are opened up. Results on future projects can be higher, lower, or negative compared with any past figure, and we say this plainly because it's true, not as a caveat buried in small print.
| What we can show | Figure | What it does not mean |
|---|---|---|
| Homes bought, renovated and resold since 2022 | 18 | Not a sample size large enough to predict any single project's outcome |
| Median renovation budget | 22 % | Not an estimate for your property's renovation cost |
| Team experience | 5+ | Not a guarantee of how quickly a future sale will happen |
Why no return is ever promised
In a managed investment, you buy the property in your own name, our renovators carry out the work, and we handle the sale or the rental on your behalf for agreed fees. We never pool money from different clients into a single project, so there is no fund structure and no collective return to quote — each property stands on its own figures, costs and timeline.
That also means the risks sit where they should: with the property itself, the state of the market when it's resold, and the renovation that was actually needed. We'd rather describe our past work honestly, including the median renovation share, than offer a projected figure that might read better on a brochure but would not be something we could stand behind.
- Recent P60 and payslips, plus your last filed UK Self Assessment tax return, are typically requested when arranging Spanish finance or opening an account.
- Bank statements from the last three to six months and evidence of any existing loans or mortgage commitments are usually part of the same file.
- A valid passport or UK national identity document is needed at each formal step, alongside your Spanish tax number (NIE).
- Spain and the United Kingdom have a double taxation agreement, but a local tax adviser should confirm how rental income or any gain is reported to HMRC.
- As the United Kingdom is outside the EU, British citizens can stay in Spain for up to 90 days in any 180-day period without a visa; longer stays need a visa or residence permit.
If you live in the United Kingdom
Spain is a relatively short flight away from most UK airports, making regular visits to a Spanish property straightforward for owners based in Britain. Many British buyers are drawn to Spain for its climate, coastal lifestyle and established expatriate communities. One practical point to bear in mind is that Spanish inheritance law differs from UK rules, so it is worth taking specific advice on how it may affect the property and one's estate. Currency movements between sterling and the euro can also affect the overall cost of purchase and ongoing expenses.
What a Spanish bank will usually ask you for
- Proof of income: recent P60 and payslips
- Last filed UK tax return (Self Assessment)
- Bank statements from the last three to six months
- Evidence of existing loans or mortgage commitments
- Valid passport or UK national identity document
Tax at home and in Spain
Spain and the United Kingdom have a double taxation agreement in place, and a local tax adviser should confirm how rental income or gains from Spanish property must be declared and reported to HMRC.
Staying in Spain
As the United Kingdom is no longer an EU member state, British citizens may stay in Spain for up to 90 days in any 180-day period without a visa, and must apply for a visa or residence permit for longer stays.
Since the United Kingdom uses the pound sterling (GBP) rather than the euro, buyers should factor in exchange-rate movements and currency conversion costs when paying for a property or transferring funds to Spain.
Frequently asked questions
Can I see the specific past projects you've completed in Spain?
We keep records of all 18 homes bought, renovated and resold since 2022 in our own accounts, and we're happy to talk you through examples during an initial conversation. What we don't do is publish them as a forecast of returns, since every property and market condition is different.
Does the 22% renovation budget match my property?
No — it's the median taken from completed projects, meaning half needed more work and half needed less. Your own renovation budget will depend on the condition of the specific home, local planning rules, and the scope of work agreed with our renovation team once a survey is done.
How does the double taxation agreement affect me as a UK buyer?
Spain and the United Kingdom have a double taxation agreement, which generally prevents the same income being taxed twice, but you still need to declare Spanish rental income or any gain to HMRC. A local tax adviser can confirm exactly how this applies to your situation.
Do I need a visa to manage my Spanish investment property?
As a UK citizen, you can stay in Spain for up to 90 days in any 180-day period without a visa, which is usually enough for viewings, signings or occasional visits. Longer stays to manage the property yourself would require a visa or residence permit.
Will I know in advance what my renovation and resale will achieve?
No. We can show you past results, including the 18 completed projects and their median renovation share, but we never state an expected return for a new project. Market conditions, renovation scope and timing all vary, so outcomes can be higher, lower or negative.
